Here are a few tips to demystify the complexities involved in preparing your home to be sold.  We have found this to be an easy to follow guide to getting your house ready for sale, hassle free.

1 Create Space-De-Clutter Your Home

When it comes to styling your property, it is imperative you create space.  Get rid of any clutter, and have the home cleaned thoroughly. Remember, a property with a spacious and clean feel will attract many more buyers.

2 Essential & Cosmetic Repairs

Before the start of any styling project, it is advisable to make sure that any major or cosmetic repair issues are attended to (e.g. chipped paint on door frames or broken windows). If a potential buyer sees a repair issue, this may lead them to conclude that many more repair issues may be lurking. Ideally you wish to display to buyers that your property is in tip-top condition without money required to be spent on it. Buyers also often use obvious repair issues to further negotiate the price down. Repairs that have not been attended to can also create safety issues during inspections and a $100 repair could potentially end up costing you thousands in legal costs.

3 Employ the Services of a Vendor Advocate

Invite a well respected Vendor Advocate to assist.  They may suggest a professional property stylist to view your home and make recommendations. Stylists work closely with real Estate agents, property sellers and buyers on a daily basis and have a thorough understanding of target markets, buyer sentiment, the selling process and the state of the current real estate market in your area. Allow your stylist to help guide you through the selling process. Even small suggested improvements, such as furniture placement or paint colours, can go a long way in improving the overall feel and look of your home, thus attracting more potential buyers and increasing your sale price.

So, now that you are familiar with the home styling tips mentioned above, preparing your home for the selling process will be easy.  Remember, styling is just one aspect of a successful sales campaign.  You get one shot at selling and want the highest price and best advice to achieve this.
