Buying Well Versus Just Buying in Melbourne

Buying well versus just buying in Thornbury, Melbourne proved a challenge but Buyer Solutions were up for the work involved.  Located in the inner north, Thornbury is a diverse, buzzy and busy suburb. With great public transport access, shops dotted along High Street and a great selection of primary schools, a secondary school as well as the popular Merri Creek trail, demand for quality property far exceeds supply.

We recently purchased a terrific three bedroom property on Raleigh Street, Thornbury for a client based overseas. Fully renovated already with potential to add further improvements, this double fronted house has a great sized north facing rear and over sized bathroom and will be snapped up by a lucky family looking to rent a good sized home in Thornbury. The property was not advertised.  An agent we know introduced the opportunity to Buyer Solutions as we have qualified buyers, ready to buy on our books.

After completing all our research, the property passed all challenges.  So we negotiated the purchase off market and secured the home for $900,000.  This was great buying for our client.

Recent comparable sales in Thornbury include 65 Rossmoyne Street, a completely unrenovated 3 bedroom property on a smaller block for $960,000.  If that wasn’t enough proof that we bought very well, a renovated 3 bedroom home at 146 Rossmoyne Street for $1,055,000 on a slightly smaller block.

So, for the cost of a coat of paint and a bit of a spruce up, we saved our client well over $150,000 and bought more land with north facing rather than south facing back garden.  And we purchased a far superior home on more land for $60,000 less the buyer of 65 Rossmoyne paid a month earlier. Great buying and a very happy client.
