Exceptional sales result with Buyer Solutions Vendor Advocates

Yesterday we had an exceptional sales result with Buyer Solutions Vendor Advocates.  With our Vendor Advocates you can be confident of receiving trustworthy, independent advice when selling.  One of the most important financial transactions you will ever make is selling a home or investment property.

Recently an investor with an acre of land for redevelopment employed me to advise her on selling.  She had spoken to local agents, been in her words “bullied” by one that managed the property for her and received four sales submissions prior to speaking with Buyer Solutions. So why did she need us?

When asked this she said “I don’t know who to trust” and they are all low selling estimates,”I think my property is worth more”.

After appointing Buyer Solutions, I drove out and inspected the property, met the Property Manager and the tenants. Well, to say the property was mess was an understatement.  There were shipping containers, delivery pallets stacked every where, old car wrecks, rubbish, scrap metal everywhere.  And that was only outside. Inside you could barely move through the home as there were belongings stacked ceiling high and you couldn’t even open the front door.

So, presentation was affecting the value.  That was the first clue to why sales estimates had been so low.

What to do?

We instructed the managing agent to service a breach notice on the tenants to clean up the site.  It had some affect as we were sent photos with significantly less clutter outside on the land.  Inside, not much changed but at least we could take a photo to market the subdivision potential of the property.

Next?

We interviewed 3 local agents and had them submit for the business.  Two were conservative and one offered a higher range, good comparable sales to support their view and a positive energy and commitment to the project.  Guess who got the job – agent number 3.

So, the property sold in under 7 days after going on the internet.  It sold for 13.6% more than the top end of the quote range provided by the two losing agents and 15% above the low end.

What does that mean for our Vendor?

So much, she is retired. This was an important wealth creating investment for her and now it has property rewarded her.

What else did we do for our Vendor.

After lengthy negotiations, they felt the buyers were at their top price.  We knew these buyers wanted this prime redevelopment opportunity and felt further negotiations might result in a higher price.  Four hours later my phone rang and the agent had got the price up to completely cover our Vendors commission cost.  As Vendor Advocate, I was very happy with that on our clients behalf.
