Buyer Beware: Why You Should Never Buy Property Without a Proper Property Inspection

Whether it’s due to distance, time constraints, or convenience, many buyers are relying solely on photos, videos, or virtual walkthroughs when making what is likely the biggest financial decision of their life.

But trust me: skipping a proper property inspection can lead to serious and expensive consequences.

When Skipping a Property Inspection Goes Very Wrong

After 35+ years in real estate, I’ve lost count of how many times this approach has gone badly—and in some cases, turned into an outright disaster.

During COVID lockdowns, when property inspections were temporarily banned, Buyer Solutions made the decision to pause all buying. That’s how strongly we believe in the value of a thorough, in-person inspection—either by the buyer or by a trusted, licensed, independent buyer’s agent.

One example I’ll never forget: a buyer moved interstate after purchasing a home they’d only seen via video. What should have been an exciting move turned into a nightmare. The property had an overpowering odour, not apparent in the footage. Steam cleaning the carpets made it worse. Pet urine had soaked into the underlay and floorboards. The smell couldn’t be removed. In the end, the buyer had to rip up the floors entirely. Heartbreaking and costly.

Videos and Reports Aren’t Enough

Photos and videos don’t show the smell. They don’t let you listen for noisy neighbours, barking dogs, or traffic. They won’t alert you to poor ventilation, rising damp, or a dodgy street. Even a building and pest report doesn’t replace being there in person.

The Real Cost of Getting It Wrong

Buying a home is not just a financial investment—it’s emotional. And getting it wrong can affect your wellbeing, your savings, your retirement plans, and your ability to move forward.

If you have to resell quickly due to regrets or repairs, you’ll face significant losses in selling costs, stamp duty, and time. It’s simply not worth the risk.

What To Do Instead

If you’re unable to attend inspections due to travel, work, disability, or distance, engage a licensed, REIV-member buyer’s agent or representative to inspect on your behalf. Make sure they’re truly independent, experienced, and have your best interests in mind.
