Buyer Solutions Inspected The Block 2017
Today we had the privilege of walking through four of the five newest The Block houses on Regent Street Elsternwick.
We have a client relocating from Sydney and these houses could fit her brief so we made the trip Bayside.
We viewed:
JOSH & ELYSE’S – 46A Regent St, Elsternwick
RONNIE & GEORGIA’S – 46C Regent St, Elsternwick
HANNAH & CLINT’S- 46D Regent St, Elsternwick
JASON & SARAH’S- 46E Regent St, Elsternwick
Unfortunately, we were unable to see
STICKS & WOMBAT’s 46B Regent St, Elsternwick
All four properties have an identical indicative selling price as per the SOI – range between $2,400,000 & $2,640,000
It’s interesting to see these ranges as throughout the show the contestants have repetitively said that they are renovating $3,000,000 properties.
It was great to see the properties in real life. Interesting to compare our assessment of whats on offer with the other experts on the show.
Taking away the glitz and glamour of the production cameras, professional photography and expert styling, we got to see the houses warts and all. And although there were a few warts, overall these are some great family homes. Architecturally planned, easy living homes with great natural light. Materials used were good quality and functionality was mostly well thought out. We could nit pick and say that some of the contestant’s choices of flooring were impractical, or showers without doors will lead to wet bedroom carpet, but overall the properties offered families a great home in a great location.
We do definitely think that the dark horses of the competition, Jason and Sarah might just pull up first. What we loved most was the practicality of their property including the “two way” bathroom and a very well designed studio suite (to be seen next Sunday).
Young guns, Josh and Elyse have most definitely impressed as well. For such young adults their skill is incredibly evident. Their workmanship, in person proved to be incredibly professional with some amazing execution in particular, in their study. Their butler’s pantry was a big asset which, like the in-ground pool is a big value add. It will be interesting to see how the public respond to the main bedroom not having a door.
We will be watching the final block auction very carefully, and who knows, if our client likes one of these houses, we may be bidding. Watch this space.
