Is it what you know or who you know as a Buyers Agent?
Last week a home buyer considering employing me as a Buyer’s Agent. They also asked me what I could do that they couldn’t do. Fair question.
Even after over 30 years in real estate I still find selling my services a bit challenging. I consider I must deliver on promises and take them very seriously.
So, sure a buyer can inspect a property, make decisions and make an offer, handling all agent communication themselves. But will this get the best result?
Real Estate Relationships
In this case I told the buyer that the market is very constrained at the moment with very few quality properties on the market and the cost of missing out or not buying the property could be far higher than the cost of the Buyer Solutions fees. Also, credibility and relationships are very important and infulence the outcome or your chance of buying the property. Our reputation and relationships with key players in the industry can provide a significant advantage to our clients.
This proved to be true.
These buyer clients were home buyers. They loved the property they had found and had personally inspected it as well. The pressure was on the Buyer Solutions team to secure the property and put up the sold sticker.
The property was quite rare being a warehouse conversion in a prime Collingwood location (inner city Melbourne) with spectacular panoramic city views from the top floor balcony.
I have a good working relationship with one of the senior directors involved with the sale. So, I called him. He put in a good word for me with the agent selling the property and this established good rapport and established my credibility as a serious and qualified buyer on behalf of my clients. I had to push for a prompt viewing that day and the agent made a special time for my inspection with the vendors. They only allowed private access so quickly because Buyer Solutions are well known for having serious buyers on our books.
Due Diligence and Pre-Purchase Research
So, inspection done. Now due diligence and pre-purchase research. That opened a “buyer beware” situation as there were lots of issues with the building and the Minutes from the last Owners Corporation meeting were dated August 2019. So I chased down the current Minutes, booked an independent building inspection, conducted our thorough pre-purchase research and found out most of the issues had been resolved and attended to in the last 12 months. I’d like to thank the Owners Corporation manager and the planning officers at the City of Yarra for helping me urgently late on a Thursday prior to a Friday public holiday. Their help was invaluable. Also the solicitor for doing a last minute and comprehensive contract review.
Ready to Buy
So, now we were ready to buy, fully informed and fully researched. The clients wanted to have a second inspection on Saturday at 1pm and after they were confident it was the home for them, we bought it later that day.
Buyer Competition
That Saturday, due to Stage 4 lockdown in Melbourne I believe there were also 5 or 6 first inspections of the property and interest was building by the hour. Moving quickly and confidently with all research complete was essential to heading off this competition for a truly amazing property. Buyers should never assume they can secure a great property. Even now, there is competition from other buyers and you may need the help of a good Buyers Agent to manage that.
Bought – Sold Sticker Up
So our client was confident, informed and secured a well researched property with the assistance of a fully independent Buyers Agent from Buyer Solutions. So, just prior to the bounce of the ball for the 2020 AFL Grand Final, at 7:25 pm last Saturday we informed our ecstatic home buyers that they had bought the property. Champagne was in order to celebrate.
Happy buyers. Happy vendors who are moving and having a sea change. Very happy buyer’s agent. Happy selling agent. Job done. Sold sticker up.
