Bought in Collingwood

Bought in Collingwood last weekend by Buyer Solutions on behalf of overseas based clients.  Auction in BuddThe magnificent warehouse refit located at 75 Budd Street met heated bidding and strong, determined opposition under auction conditions.  Our Purchase clients intend to rent the property for a period and to move in once they return to Melbourne.

The vendors are having a “sea change” and reluctantly selling the home they have loved living in for the last five years.  Bought in May 2010 for $1,040,000, the home has also been a good investment for the Vendors.  The property was announced on the market at $1,310,000 and the competition drove it up the extra $110,000 to the ultimate selling price of $1,420,000.  So $410,000 capital growth in five years or approximately 40% capital growth in that period.IMG_3918

There are many reasons I love this part of Collingwood.  It is close to Smith Street, not far from Brunswick Street.  There are little bars and cafes dotted through the back streets of Collingwood in this part, however it is quiet and removed from the busier parts like Oxford Street for example.  If you want to go to Flinders, the Eastern Freeway is nearby and it is possible to walk into the city or the MCG for a footy match and get lunch at any number of eateries on the way.

Our clients will benefit from the peace and quiet inside this warehouse redevelopment.  Once that roller door is down, you can barely hear the action near by.
