- Make a list of “Must Haves” and “Would Likes”
- Get your finance approved in principle and know your buying power.
- Organize your deposit. How much have you got? How will you pay it?
- Shop Around. Put in the leg work. Look at lots of properties in your target area before you are ready to buy. Ensure you know values and of properties above and below what you are targeting.
- Learn the local selling methods – sale by set date, auction, offers above, asking price- do you understand all the jargon and what it means for your purchase?
- The selling agent works for the Seller, not you.
- Be critical and look for faults and reasons not to buy. Mistakes in property are costly, remember stamp duty is around 5.5% of the purchase price and if you need to sell, and re-buy because you make a mistake, it will cost you.
- Ensure you have a capable legal advisor or licensed conveyancer
- Get a building and pest inspection. Well worth the money.
- Practice bidding at auction.
- If you are not a tough, unemotional negotiator, hire a Buyers Agent to negotiate or bid at auction for you.
- Be strong, persevere and don’t be emotional and over eager.
