Buyers seek power pocket suburbs

Buyers seek power pocket suburbs for buying in 2015.  This has always been the case.  Each year I am asked where are the “hot spots”, which suburb will “go off next”, what is the next “property trend location”.

I was very successful with my late 2014/early 2015 top Melbourne growth suburb picks.  Buyer Solutions clients have bought successfully in areas like Wantirna, Ringwood, Bayswater, Mitcham, Blackburn,some pockets of Croydon, Carnegie, Murrumbeena and Bentleigh East.  For growth, these areas have outperformed many inner urban areas recently.  Our buying clients are very grateful for Buyer Solutions advice and our selective property purchases on their behalves.  Whether investing or home buying, they have developed equity and therefore made money. Importantly, they seem to be holding in value now in the face of large stock offerings and bit more wobbly market.

This week in The Age Christina Zhou writes on “the most sought after suburbs of Melbourne for 2016”  Here is what she had to say.

“The most sought-after Melbourne suburbs for 2016 aren’t prestige or bayside, but rather the budget and middle-price range suburbs in the north and south-east. As housing markets in the inner east and inner south cool after a heated period of growth, home buyers chasing value are expected to continue driving activity in the middle and outer suburbs.  The working-class suburb of Noble Park is poised to be a pocket of power in the south-east with a price growth prediction of more than 6 per cent for a typical house.

Domain Group senior economist Andrew Wilson forecasts similar growth for Carnegie and Clayton in the south-east, Brunswick East in the north and Heidelberg West and Templestowe Lower in the north-east.

Ashwood, Ringwood and Mount Waverley in the outer east and Sunshine in the west are also forecast to be stand outs.  Price gains in these suburbs would be above their regional forecasts, he said, with the possibility of more than double-digit growth.
