First home buyer happiness

At Buyer Solutions we love to see “first home buyer happiness”.  Our first home buyer client purchased in a quiet Preston back street and paid $565,000 for a villa unit with renovated kitchen, bathroom, two courtyards on title and a carport.

As her Buyers Agent, I looked at all the competing properties in the area before advising our client which one to buy.  We bought on the 26th of June.  Last weekend on the 30th of June another villa unit went to auction with the same selling agent in Preston.  Eight bidders apparently drove the price to $645,000.  This unit had a double garage but that was the only major plus as far as I was concerned compared to what we bought.  The kitchen, bathroom and laundry were original condition and the property needed a full renovation.

So, how did Buyer Solutions first home buyer client benefit from appointing us as their Buyers Advocate?

1.  We saved them from buying an absolute “lemon” property with lots of legal problems in Thornbury that wasn’t near public transport.
2. We scoured the whole market and bought the best of what was on offer in her restricted budget.  Close to tram and train transport.
3. We bought a great property with no renovations required immediately.  Perfect for a busy client working full time.
4. We booked and managed the building inspection.
5. We liaised with the clients solicitor to ensure it was safe to sign the Contract of Sale.
6. We handled all the negotiations with the selling agent for our client.
7. Four other buyers submitted written offers and a fifth tried to offer more than us after offers closed.  We paid $10,000 less than they wanted to offer.
8. We paid $80,000 less than was achieved at auction only 4 days  later.
9. We bought on a quiet residential back street.  The other property was on Murray Road, Preston.
