What’s permitted during Stage 4 restrictions?

By Janet Spencer

Tenants, landlords, vendors and property purchasers are all asking what’s permitted during Stage 4 restrictions?

Buyer Solutions is working from home during Stage 4 restrictions. Restrictions on work may change over the next few weeks however at this stage we are permitted to provide services :-

  1. To complete property settlement
  2. For end and start of lease
  3. For any urgent repairs, maintenance or other emergencies

The only property inspections permitted are virtual inspections.

Can I buy a house?

Yes, but you can only view it online.  We caution against this though and please contact our professional Buyers Agent for advice prior to signing a Contract of Sale to buy.

Can I sell my house?

Yes. Under the restrictions you can put your home on the market for private sale or auction, but all inspections and auctions must be held remotely.  Photos and videos are the only way buyers can inspect till Stage 4 ends and physical inspections are permitted.

Can I rent a property and move house?

Yes, however only virtual inspections are permitted.  (Unless you viewed the home prior to 8 pm on the 5th of August.

Can I still move house?

Yes.  You can move to a new house if you had already arranged to move, but the curfew hours (8:00pm – 5:00am) still apply.  Members of your household can help you move.

Masks must be worn on common property of any property that has an Owners Corporation, including townhouses, villa units and apartment blocks.

We are in the middle of renovating – can this continue?

Not if you still live in your house. Your renovation needs to pause and recommence once Stage 4 is lifted or the rules are changed.

If you have moved out, then the renovation is treated as a small-scale construction, with a maximum of 5 people onsite.

How will this affect the market?

We are preparing our next article on this topic and it will be published on our Blog soon.  If you need more urgent advice, please email us at info@buyersolutions.com.au and we will happily discuss your unique property situation and provide advice.

I hope that this has helped our followers understand what’s permitted during Stage 4 restrictions? For more information on Stage 4 lock down please refer to https://www.dhhs.vic.gov.au/stage-4-restrictions-summary-covid-19#:~:text=Yes.,including%20wearing%20a%20face%20covering.
